Personally, I would wait until it's time to renew them and then tell them they can deposit the funds for me to paint it back later or they can move out and I'll deduct it from the deposit after they are gone.

Learn them now before you proceed any farther.Once you give notice to non renew, based on your state regulations, there is no more you can do until the first of June.
