I think many people get tunnel vision.  

They will surely ruin the vision of a home for sex offenders.

We have visions to accomplish some good things within Essex County and Montclair.

In my experience a partnership can be an excellent way to combine complementary strengths in order to realize a shared vision. 

If you have want experience working with contracts and tenants.If you have a team you can turn to as needed including: property manager, attorney, plumber, electrician, handyman, yard care, etc....Getting a place while in college is ambitious and I applaud your vision.

I also thirst for a property manager with some vision as to how to maximize the performance of the property by providing a better product to the tenants without breaking the bank.

Prices are edging down from the peak on the investment front and there are still plenty of REO / bank owned / foreclosed properties coming to market to keep people from getting crazy on peripheral investment markets.    

Keep up the education, stay involved in the forums and have the vision to see past temporary obstacles.If you need help with any deals, just shoot me a note.Aloha,Mike

Good for you for having the vision to take action now while you're young.

You guys have all provided great advice, but the only thing I would add is that if you're single.... look for a wife/spouse/partner that shares this same vision as you.
