We are in the middle of permit processing from the City and a tree removal issue is holding us back (San Antonio, TX is a tree preservation city.. or something along those lines)Facts on the current situation are as follows:- We (the new owner) are held liable for the penalty on tree removal prior to permitting approval and the mitigation fee as we are the ones processing the building permit currently.

There are a few benefits to having to buy flood insurance if your property is in the higher risk flood zone as identified by a flood map usually identities with an "A" or a "V" first benefit is that communities are incentivized to do flood mitigation which could save areas from flooding, second is that property owners are not risking a flood risk exposure by not having insurance to cover the gap.

Or if the client is trying to sell a mixed use asset like a convenience store restaurant or motel, they will frequently try to negotiate higher allocation to the land and building and a lower allocation to the FFE (fixtures and equipment) since only the land and building can be included in a 1031 exchange.When and if you finally sell without a 1031 exchange a higher land value can certainly be a huge tax mitigator!
