This tactic typically only works if there is an arbitrage play, i.e. seller wanted a new couch anyways and you ask them to include the couch.  

I heard old willy sold himself as a real estate guru later on and got couch up on some charges.

This way, if they have a friend crash on the couch it can happen but it shouldn't turn into a long term issue.

If it was flooring that was being replaced and I was the tenant, I would prefer to just move my couch outside for the day, let the flooring be installed, then move my stuff back inside... not move my stuff to some storage facility, rent a hotel room for a month, then again hire movers to move back to where I was living for 30 years.It's great that you want to renovate and make a nicer place for your tenants.

You can't make mistakes if you don't get off the couch. 

Try to find couches, chairs, barstools, rugs, towels, accessories that will fit most styles of homes (whites, beiges, etc).
