This tactic typically only works if there is an arbitrage play, i.e. seller wanted a new couch anyways and you ask them to include the couch.

If it was flooring that was being replaced and I was the tenant, I would prefer to just move my couch outside for the day, let the flooring be installed, then move my stuff back inside... not move my stuff to some storage facility, rent a hotel room for a month, then again hire movers to move back to where I was living for 30 years.It's great that you want to renovate and make a nicer place for your tenants.
