How to things can I ask a seller for?

Hi,

I just wanted to what things can I ask a seller regarding a sale of a home. I know a can ask the seller to pay closing cost or give me an carpet allowance. What are some other things I can do? I wanted to control the terms as much as possible, especially if the seller will not negotiate price. Thanks
