I merely posted an ad on Craigslist stating I was an Investor taking a few months off but wanted to keep my crew busy with some handyman work.

Its more of a mindset than merely an action. 

A lot of investors merely do what they can do to manage the risk.

I'm not out here looking to screw people out of option fees, I'm merely looking to have another financing tool at my disposal

Therefore, I don't see significant appreciation happening in the next few years, since these developments will merely serve to justify the current inflated prices.

My experience with initial tenant applicants made me re-evaluate my decision of renting it out first. 

The mere fact that your mail did not reach the lead means other mailers' pieces did not reach them, either.

I don't know Texas very well, but I've read that the Dallas, Houston, and Austin rental markets are on fire right now, and still have reasonable purchase prices that mere mortals can afford (compared to where I live).
