I tackle all my deals based on 70% ARV, then subtract repair cost (pad it out a little) to come up with a target price. 

their response said a business license was needed,   but I suppose they may have been incorrect.Moot point now,   as the property I was looking at had a few too many issues for me to want to tackle given price they wanted.

This is super specific stuff that many lawyers are clueless on how to tackle if they never did it before.

Hi @Hunter CrowderYour first thing to tackle is the refinance if you were to keep the property.

If you're just getting started, I wouldn't think you would want to tackle other peoples rehabs, at least not until you've done a few yourself and ran into many of the problems that arise.
