I know of no state that requires a principal owner to be licensed or to hire licensed staff to manage their own property regardless of the entity structure.

The big benefit they have is they have in house maintenance staff so they don't call a vendor for every leak, repair, paint job, etc.

Or as often happens there are folks that just have expectations that are not achievable.Nothing is inherently wrong with any of those folks above (except maybe the un-achievable expectation folks) but the staff needs to prioritize.

You have to factor in the rent/mortgage for the brokerage office, the salary/hourly for the receptionist, the bookkeeper's pay, either on staff or outsourced, the insurance costs, as well as all your regulatory costs & dues.It'll be far cheaper to get an agent's license and keep your half of the commission than try and open up your own brokerage for your own deals.

I have all my staff have it on their phone.. of course I don't personally do it.. because I don't know how.. but my staff sure does.first month I had it they snagged a deal right here in Lake Oswego right from under all the big players and we will make well over 200k on that one deal.. all thanks to a 49 dollar a month app..
