I was laid up recuperating from COVID pneumonia and my tenant's fridge supposedly died on Christmas Eve, four days after I closed on the place. 

If the fridge/Window AC/washer/dryer go bad I will give them $100 towards replacing it.

When I took the property, we said we are going to maintain the stove/oven and fridge for them.

I dont have water dispensing fridges for this reason, but would put under those, too.

You just put a mini fridge, etc. in there while doing the kitchen.
