The few areas affected are slightly darker than the natural color.Can carpets be cleaned without reactivating urine?

Is it really such an imposition to go pick it up...as you say it was in the lease you inherited...I know this goes against the landlords who read too many Shades of Grey and advise training the tenant to serve you :)

It's a for sale by owner with no agents involved, the owners told me that the their previous offer was from another investor for a shade under 700K which my guess could be about 680-690K but the offer might not fall through.

Before he seals it I would call him ASAP and get it blended better,, Yes stain will accept darker in areas but this clearly looks like it was lefton longer in areas or applied heavier in areas.. not blended in as well as it shouldDON'T delay.. you don't want it sealed and then you'll really have delays.

Well,the interior looks lovely but,the exterior paint is wrong and it sticks out like a sore thumb.Something darker that goes with the two much taller buildings you're sandwiched between would have been better.You made some mistakes that are going to cost you like they did me too.First,you decorated the interior to please yourself as if you were going to live there,not good.Way ,way,too expensive for the neighborhood.No one is going to pay you tens of thousands extra for having nice taste in fixtures and finishes.You are also surrounded by multi family rental properties instead of lovely single family homes which is where your place belongs if you could magically move it.Honestly,you missed a golden opportunity to make some good money by not just gutting but hiring an architect and redesigning it into a triplex or quad.A good landlord business would have paid you a handsome profit for a modern designed quad with affordable and nice fixtures.Your initial asking price was way too high and the real estate agent should have talked you out of it.Now you have 161 shoppers on Zillow with only a few of them real buyers waiting you out to see how low will you go.Their buyer's agents are sensing the desperation and waiting to drop the hammer on you.I went through this same terrible thing just recently and lost 85k when the bloodbath finally was over.I am afraid you need to prepare yourself for the same thing.If I am wrong about the address,pay me no mind and good luck to you.

The workmanship on the trim boards--yikes; the just don't give a #### big space at one end and the what appears to be black bathroom (possibly non-paintable silicone at the other end, and a quarter round abutting the mis-sized piece.This certainly does not live up to may standards, but I have seem similar in run down class C SFH's, in Texas.Supervise your workers and be specific about the type of workmanship you want and the parts you want used...Just replace the trim boards, can sometimes get you this cheapy looking result (no excuse for using that mis-cut piece though or the black silcone looking stuff).And the darker grey wall appears crooked(???)

An example is a lender pulls a report that says the property is in a high-risk flood zone and will require the purchase of flood insurance to give the buyer a loan if they are working with a flood insurance nerd and when he pulls the report it is in a low to moderate flood zone (usually an X but can be a B, C, or shaded X).

I just removed carpeting (which had been there since 1965) and had the floors redone and stained darker.
