What you are really saying is that before your hire someone they should have experience in their field....well duh.....Got an agent that rents but has sold 1000 homes vs an agent that owns their own home and has sold 3.... which one are you picking to work with?

If you can provide evidence or means to confirm these sales, that would be helpful, otherwise there is no information that you have that the appraiser does not.The appraiser generally begins work at the office, not in the field.
