Of course they will also require experience on behalf of the principle so this may not help your current situation just like #9, but something to think about as your career progresses and once you have some experience under your belt.

Well I guess I shouldn’t say no risk, as you may sour your relationship with the other agent, and they might return the “favor” one day ;) Sounds like a tire-kicker though, I’d probably find the best way to bow out now, unless you’re just looking for a learning experience/deal under your belt/good story to tell at happy hour.

Frankly, I am looking for a base hit (I know the homeruns will come eventually) to begin with and get some real-world experience under my belt.

Some have little to no experience in real estate while others have multiple deals under their belts. 

I would like to invest in or around the metro area but that will be a little later on after I get my feet wet with a few rental properties under my belt.

If you're buying SFR I would recommend checking out the donut counties too, and staying outside the belt for an easier play on appreciation.
