Of course, I am a negotiator in the business world outside of real estate, negotiating with the Walmarts and Targets of the world (the toughest negotiators on the planet) where I am up against heartless opponents, so I may be a little more hard nosed than most other people, AND I might lose your deal.

I buy cheap fans at Walmart for $50-60, they look great, sell the place, and I've had no maintenance issues.

yes a lot of companies will buy the real estate their store are on. wal mart, circle k, etc. u say "since they were technically an abutter", huh? 

The hallway spaces and throughout a few of the apartments were floored with cracked tiles (not ceramic tiles but like the type they use in Walmart).

I put signs at intersections, highway off and on ramps, Walmart , and near Wawa gas stations (not sure if either are in your areas) but they get a lot of traffic from all types of sellers. 

Next day is ok but would prefer same day.One system, is Walmart's cash xfer walmart to walmart.  

Even a homeless bum could go to Walmart, buy a cell phone, go to the library and post a free ad on CL, and now he's a "contractor".I've made it a point not to pay anybody a dime until the job is done.

Walmart offers them, so does WU, or use certified checks.A dropbox doesnt sleep, doesnt eat, doesnt qualify for minimum wages or healthcare benefits, and has a one time fee of ooo...20 dollars? 

We hand them out to all new tenants and they can go to many different locations such as Walmarts and pay their rent.  

I have standard kings and was able to replace a bed frame same day with a delivery from Wal Mart, no way are you doing that with a Cal King.
