Hi, I'm in the middle of purchasing my first flip and need to adjust the floor plan and I'm looking for any suggestions on software or even outsourcing, because of timeline. 

In addition to understanding ARVs I have implemented some fantastic software for my company that has all the built in metrics that allows me to create ARV reports in a snap.

Accounting advice : setup and on going maintenance of Quickbooks (or other recommended software).

Steve, Then it is OK to have the one account, just have a way to separate the expenses for each property in your accounting software, as @Carl Fischer mentioned, if you use Quickbooks assign each property as a class or if you use quicken rental property each one will have it's own TAG and just assign a tag to the expense.

The landlord software company I work for is also located in Fort Collins (Old Town) and we love to see people in the area starting their real estate investment journey.

My opinion is that it’s the best software I’ve used to date!

Some accounting software (like QBO) let you attach documents in the transaction. 

I work at a software company in Midtown Atlanta and have always struggled with not truly loving what I do.

There are a lot of landlord software companies out there that offer this feature, if you need any recommendations feel free to PM.
