I use Mr land lord for that.

This  way I will be the land lord and electricity provider for my tenants.

Or if you would rather not get into land lording yet you can simply sell the property and give wholesaling a try but then there's the question of where you'll be living.

As a "Land Lord' I guess you have the option to do what you want it's your money.Lazy is not paying attention to your investment in my opinion.Personally I'm not  lazy I don't understand the concept.I do understand how to maximize time, money, and effort to turn a unit, get the best possible market, income and keep my investment profitable, and my head above water so I can relax..sure I do some things myself and other things I hire out and it's seemed to work for the past 40 years so I guess I'm doing something right.

They are tired of wannabes and slum lords coming in and doing a half-A rehab putting the tenants potentially in danger.

Make sure land lord has both of your mailing addresses and your new mail box has your name on it. 

Google land lord , rental. mold, and do some research for your state laws
