Here in PA u file with a local magistrate first and then they usually grant it but then the tenant has the right to appeal which buys them time.

I was planning to add them as part of the lease, but one of my qualifies tenants has their own appliances so it would be appealing to rent to them.

We have a newborn daughter and the thought having both of those going on at the same time does not appeal to her.

A third thought would be, pitch the property to another investor... you might be able to walk away with plenty of cash, the long term tenant may be appealing to another investor and it could be a win-win for everyone.

@Scott Innocente would you say the Windsor student rental market is more appealing than Hamilton, London, or Waterloo? 

There are few art aficionados in real estate and most buyers will be looking for something affordable that makes economic sense more than aesthetics. 

We are setting up an assembly line to serve the investor community here and will offer a large demo crew, buildout team, fit and finish team, MEP team and curb appeal team.

My biggest advice is to buy a house that will be most appealing to your future tenant.

It's not hitting my target of 10% CoC for the first couple years (however, it is making $180 per door/month), but the area is extremely appealing and few deals come on the market.

Fortunately for us the pictures were terrible in the listing and that made it less appealing to other buyers.
