Doesnt seem unreasonable given days on market, but I dont know your market.Sometimes if I know the offer is too low, Ill just make a call to the listing agent and ask if it is worth the time of putting pen to papet on the low offer.

A home inspection report & post-inspection discussion with your inspector can help you develop a feel for the property as an out-of-state investor.Unless a full rehab was recently done on things like electrical, plumbing, HVAC and roof, it’s not unreasonable for 25 - 30% of collected rents to go towards maintenance & capex every month.
