Home owner wants to stay in home after closing

HI.. Im a wholesaler. I have a property Im looking to put under contract. Seller wants to close within 1 month and remain in property 8 months after closing due to recent surgery. Seller wants to pay gas,electric, and water ONLY. Any suggestions on what I could do in this situation?
