Unless MSOOTKAUG is an unknown to me text acronym, I fear our friend Jerryll has gotten hold of some good gas but hasn't yet shared.  

Although the borrower is the most important part of the puzzle, they are a complete unknown in most cases.

(correct me if I'm wrong with any of these numbers)There are several challenges with this deal & property as well as a few unknown variables which I will address. 

Since this is going to be my first investment I want to make sure unknown things learn by me properly.

With both of them I knew what they are doing, they are buying properties at unknown amount and just leaving enough discount to make this deal better than a corresponding retail deal.

I also asked for a 45 day notice to leave aswell.. the family's house caught fire a week ago and they dont want to live in hotel.I was just looking to see if any other landlords have taken the Risk on short term lease and what type of unknowns they could give me as advice!

That is an unknown as of yet though.

The largest unknown is tenants and tenant screening.

Too many unknowns to rely on free forum responses. 

@Kendric Ng biggest thing I would say for out of state investing is be prepared for unknown local, state costs that seem to pop up.
