Help with Lis Pendens

Hello BP,

I am buying a property we are in escrow in Ca.  The preliminary title report has 15 items.  We are down to our last 3 and the most concerning is the Lis Pendens.

What is the best advise for the seller?

Is there any other option other than having this expunge through the courts?

It appears the case was dismissed with prejudice entire action on 3/28/16
