As mentioned by @Anthony Dooley, having the property owned by your custodial IRA does require the custodian to write checks every time you want to pay someone, and that can get irritatingly expensive and cause delays and errors, depending on the way your custodia charges.

Did you have it tested initially to see if it was toxic or not?

As landlords getting stiffed on the rent, it's real easy to get made or irritated but swallowing our pride and trying to be accommodating usually turns out to be more profitable.  

Now, I don't agree with an Elitist world, if you came down off your "gimmie" high-horse and actually read what I write, anything about me, you'd find I am the CHAMPION of the Middle Class, but reality is reality and your "gimmie, gimmie, I want, I want" approach is just as toxic as the Elitist.

In the IRR it is assumed that cash flow received prior to the end of the cycle is able to be invested at the IRR rate, whatever it is.

Do you listen to your Dr advising taking all sorts of toxic pills?
