I’m leaning towards the quarter round route as it seems like something I could tackle on my own, but wanted to get everyone’s opinion on this.

I genuinely feel like these sorts of situations are going to continue to become commonplace as more and more millenials/gen Zers interested in real estate and investing try to tackle the two head on even with larger and larger debts from increased cost of education. 

My big concern was having to tackle that interest in the future, but there has always been a side of me that felt putting money towards the school loan seem like such a sedentary option.The other worry I have is if I go to apply for a mortgage, will the accruing interest and no payment in X months decrease my chances of qualifying for the mortgage?

one of the best decisions i made when i first started in real estate 4 years ago was to bite the bullet and buy quickbooks and learn it from the start. i figured i would tackle the learning curve early, when my business was super simple. it would be easier to grow into it rather than swap sometime down the road. after buying a quick how-to-guide, and sitting down with my accountant who took the time to teach me, i got it down pretty quickly. i still do my own bookkeeping, and i could not imagine using spreadsheets for what quickbooks does. 

If the both of you are in near identical situations then you may want to consider separating responsibilities and have the each of you tackle different road blocks.

If the city really wants to tackle affordable housing then they need to think about the land code. 

My guy puts together a strong lease (I think so) by the NJ realtors association, couple that with knowledge of the specific NJ rules, I feel confident to tackle issues that arise.
