If he would meet your standard application requirements, then welcome in your first new tenant.If he doesn't meet your standard application requirements, apologize and tell him you aren't keen on the lease-back option.OR, offer him a month-to-month/3-month/6-month lease until he can find another place to live.

So I do apologize if I came off as a douche but just seen this crap for the last 30 years and its really unfair how the system from soup to nuts is designed to fail long term. 

Return her money, apologize and move on before you install someone who will jump at the chance to not pay rent for a minimum of 3 months and probably more.
