I have been funding the neighborhoods your investing in since 2001.. over 2000 loans in those areas and I owned over 350 of these homes personally.my rent rolls were 99% African American females.. so I know what I speak of by experience.

Some people say it’s overwhelming but there’s a LOT to learn an know as a real estate professional and the SubTo community has been an immense blessing and saved me from screwing stuff up several times!

Andrew & Stanley,You are correct that there is immense risk on my end, and that I have much to learn.  

I am an example of how African American is not synonymous with "urban"), I know how much of a boon this can be to hardworking families who are just not making enough to live in the suburbs (without assistance) and who are now being priced out of city centers as well. 

In property management, a lot of time is spent handling maintenance hence if you can streamline this process, it will save you an immense amount of time.

Recommendations for investor/realtors who specialize in multi-family properties, reliable contractors with experience in renovations, property managers who can efficiently handle day-to-day operations, and lenders who provide favorable terms for investors would be immensely helpful.I believe in being well-prepared, and I am fortunate to have excellent credit and cash reserves to seize the right cash-generating opportunities.
