Any major CAPEX needed or on the horizon?

If you stick around, I think Denver will be a great investment over a decades-long time horizon, and I struggle to see the fundamentals of why people love it here diminishing.The Bad - Pretty Much Everything Else in the short-medium term makes me think that commercial real estate prices are going to collapse, or at least NOT rise relative to the income they produce:1) Interest rates - They are super low.

There are new homes going up all around, major highway road expansion just on the horizon, in addition to the Walsh Ranch being built just down the road.

If you have a ton of cash and don't mind speculating on appreciation, you have a lot of options.IMO: NY-metro is getting ready to cool down (a little), so I'd be cautious about jumping in unless I had a long time horizon.

I'd love to chat with you because I know a few people from the area at the point in their lives where homeownership is on their horizon. 

We all know that the real estate market is cyclical and that we have been in a hot sellers market however I’m beginning to notice a few things that may indicate another down turn is in the horizon.

Like many previously prospering PA towns, certain industries have gone the way of the dinosaurs w/ nothing on the horizon to back-fill the vacancy.
