Farming operations have scaled correspondingly and what was the family farm of my grandparents is no longer sustainable ... in the areas where my parents grew-up, many "family" farms today are working  6 - 10 sections annually - a task that requires millions of dollars in capital equipment.There are also farmers who are specializing in organic and/or non GMO crops (both of which may require maintaining a wide border strip between their fields and their neighbours crops).There were (and likely still are) two principal ways of renting farm land in that area: a) straight rent per acre/quarter/section or b) a share cropping arrangement with the farmer working the land.  

Unless this type of set up and arrangement is very common in the area.

It's a win-win arrangement.

Some family members will agree that she needs help and can’t continue her current living arrangement and it will causes you problems since some family members may expect you to take action.

I imagine the best method to sell without breaking the lease or doing a "cash for keys" arrangement is to sell to another investor.

I had tenants whose first words were "we're Christian", then fail to pay rent for 4 months directly afterwards, fail to live up to any payment arrangements and then push their lack of payment back on me, telling me that my constant demands for payment weren't very Christian. 

He was very happy with that arrangement.
