I hope this makes sense, we have a second home, we have our space upstairs(not rented) and made the basement into a studio STR.We do have an excellent Insurance company for full coverage on the home but they will not write an endorsement for a STR.

Normally a Homeowners policy is only for Owner occupies Dwellings (there are a couple of companies that will endorse a homeowners policy for that situation but it is rare)2.

There is inflation protection and an endorsement to add 25-50% of additional replacement cost in order to protect you from unexpected inflation (like that of lumber in the last 2 years) but it hardly effects premium and does not effect the deductibles.

Would never happen, they must perform.Thanks for hearing me out :)In my experience, a mortgagee's title policy runs two or three pages, a Schedule A and B possibly a C, the Terms and Conditions and Exclusions from Coverage are printed on the jacket cover and perhaps another page or two for endorsements.

The ALTA 9.2 is an endorsement to be issued to a policy which provides additional affirmative coverages to a standard title policy.
