Call local fire dept,, donate house for them to use as training.. maybe.. check other posts people have done this and works

I could do a 1031, frankly, prices are too high right now and this is not what I am interested in.If I donate this to a charitable remainder unitrust, say at 7% (I'm 55, wife 50), without depreciation considerations my tax deduction is around 10K.  

Are these donations or do you give them something in return?

If no takers when I need them out, then either try to get used appliance dealer to buy (they like freebies in many cases) or donate to Goodwill Industries.

Intent is intent, regardless of whether you write it down or not...and it's just not clear to me what I'm writing down to try to convince them that the intent is something other than what my actions are indicating.For example, if I write down that I intend to donate the property, do I get to treat the property as a charitable donation, even if my actions (not donating it) indicate intent different from what I wrote down.I'm not trying to be obnoxious or argumentative -- I'm sincerely curious how I might be able to treat my flips as capital assets instead of inventory.
