Hopefully she provides the receipt but if not you got sufficient discount to be acceptable.This is not a big enough expense to be bothered by.  

The rent usually increases, but I give a discount for signing a new lease.

Discount points should be separate. 7 1/2 paying one point with less than $2,000 in fees in pretty much spot on, assuming high fico and 75% LTV.

They are already going to have to sell at a discount for this to be a viable wholesale deal and then on top of that reduced price they will have to compensate the agent.

Becoming a Key Principal (KP) in other people’s commercial real estate deals is a great way to shelter your income, participate in several deal at the same time, minimize / spread out risk, capture equity w/ a preferred double-digit return at a discount cash-out-of-pocket investment.

An investor we are working with now was looking at high 6's for a cashout refinance, but his home is in a community lending area for discounted rates.  

We buy distressed debt and if we take a property back we will sell it but do not discount it we will list it for top dollar because we know there are buyers out there.
