The times I did enter into a house after barment, I did know about the history of the house and I was positive that I would occupy the house without a confrontation which made it easier.  

I am looking to buy long-term rental properties as a source of income from now through retirement that will leave a legacy for my two daughters.

I would most likely rent it out to my daughter.  

Also like someone else mentioned, if you just bought the building and have no history with these people it is best to treat them like they are new tenants and get to know their income situation and a background check done. 

We do have 6 million tourists a year coming here for the history which is not going to change.

There is a ton of history in OH.

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

A history of past sales can indicate their effectiveness in the field.

This has left me to work with the sellers only daughter who is just a real peach!
