Do all the records have phone numbers?

@Charles P.First, make sure you get leases, rent ledgers and tenant phone & email BEFORE you buy a property!

One day, they simply asked me to deal directly with another property management company in Baltimore which by the way has never responded to any of my e-mails or phone calls.6- Our property management agreement says they have to pay rent by the 25th of each month which they have done only in the first couple months, after that it was always delayed and only paid after several follow ups. 7- They sold their company as a turn key provider where investor would not need to do anything to manage the properties.

I have the best luck with a simple postcard with my phone number all over it with a clear message about buying houses. go big printing dot com has many great designs.

I feel like people lean more towards the possible cash flow and turn a blind eye to the risks and reality of owning a D property (not saying this one was) when it is 1,000 miles away and they only have to take phone calls from a third party about any issues. 

The three I'm acquiring were all booked over the phone and written on a paper calendar! 

When we moved in I took pictures of areas of the house that I thought were poorly maintained or not in the expected state, the pictures are in my phone and have a date and timestamp for authenticity of when they were taken.
