Wow, I'm ashamed to admit this but I hadn't even thought about that as I'm going through plans to flip my first property.

For me, it's all hands on and only if out of state would I consider a PM - - because there's no other choice.Likewise, I've done the work and not ashamed of my results either.

I feel people shouldn't be made to feel ashamed when they're actually making steps to acquire the knowledge they're lacking.

The issue that I see with the whole arrangement of buying it in your own name, getting financing in your own name, and then transferring the title into an LLC, while keeping the financing in your own name is that any good plaintiff's attorney in a lawsuit against your LLC will argue that the LLC is just a sham and that the veil should be pierced (i.e. that you should be held personally liable for any damages incurred). 

It is a shame.

It would be a shame if you got a great lead and then figured out that they are dropping out because one of their friends told them not to do business with you because of bad business practices.
