My humble advice would be that if you are financially able, handy with repairs and willing to deal with annoying tenant issues then as long as the numbers crunch its a great idea.

if a tenant looks at me wrong or annoys me i can give a 30 day notice....not saying i would, but you get the point!

If it weren't RE, I would be creating another business doing something else.In fact, when I think about the day to day aspects of my business (dealing with contractors, stupid agents, lying buyers, annoying banks, etc), it makes me realize that there are a lot of parts about real estate I don't enjoy at all.

You need a constant source of inbound inquiries where you might be the only one talking to a seller.Of course, that all worked a lot better in the day when more people had equity in their properties.But, when you get a call from an older couple that has had their house paid off for 20 years, and they know it's something of a wreck and the thought of strangers traipsing through their home annoys (or embarrasses) them to no end...cha-ching!

I have the same fear and read somewhere that turbulence is very seldom the cause of a plane wreck, its just a major annoyance to the pilots and the crew.I'm interested to hear the responses you get
