If you are planning to move down to SoCal, maybe look into riverside inland empire, you might be able to find something less expensive with lower barrier of entry.Join some of the meetups, I learned quit a bit from J.

For example a 9% may be difficult or impossible to find in Los Angeles, but commonplace in Ventura or Riverside counties.  

Its a little over 5,000 sq feet on .60 acre in Riverside, CA.

Neighborhoods like Belmont and North Riverside are good for me.
