Do your research on the best in your area.

The houses are just a commodity. 

Some contractors are licensed but have no staff just them so they are exempt from work comp so if they injure themselves you could be on the hook.

Just because a buyer doesn't fit the bank criteria, does not mean that they are a poor borrower.

I want to go in prepared and not just jump in because I have some money saved. 

Just remember that wholesaling is much tougher than all the gurus make it seem to be, but not impossible at all if you create the right systems and understand, when you are new, that you are solving problems, not throwing cash.
