I attached photos of some unique ideas I came across for indoor hot tubs which would truly set this place apart from any and all competition.

New HVAC, Hot water heater, flooring, appliances, cabinets, lighting and hardware.

Had a similar issue once with a hot tub and I installed multiple shade sails to block the view ... people are crazy

Planning to be living together in CLT for at the least 2+ years, after this- up in the air on staying or moving. 

A+ tenants seek out quality managers because they know the hot water heater will be fixed tonight, not two weeks from now.83% of Property managers cited fraud in at least some rental applications last year, how many DIY landlords even knew the fraud was present? 

This area is pretty hot right now in my opinion given it is transitioning, but all of it is rent-controlled for older buildings.
