I was wondering what advice you would have if I went through with this deal on a rental for college students.

Think students, new graduates or people with limited income. 

Credit score is mid 7s, most debt is current mortgage, student loans and car payment. 

I wake up everyday with an unexplainable urge/hunger to invest in commercial real estate, but I have to spend the entire day learning abstract skills which I will never use in life.

If so i'd love to hear about it because the impression I gathered from what you've put out here on BiggerPockets is that you are currently a student who has yet to start his investment career.

Student housing is probably still a sound investment, just don’t expect the dramatic increases seen last year in students from India to happen every year. 

I do student rentals too so they call like once a week for small things.

So I always urge people to start with the end in mind and take a more passive approach.Directly investing in a turnkey rental or small MFH is a good way to start to learn and build up the war chest to go into my scaleable investments such as private placement syndications.
