Buyer was ready to offer $810k, but comps only supported $740k... so the seller's accepted our $740k offer over other higher offers because it was well supported by the buyer's agent and they (apparently) felt that everyone else was throwing spaghetti at the wall.Very unique, and I don't think it's part of a wider pattern (so far), but an anecdote for you.Incidentally our Bay Area crew on BP is quite active and helpful, don't hesitate to reach out to anyone.

I purchased the paint for another job had $150 in the 2 5gallon buckets of behr ultra, $46 in ceiling paint, 2 shower valves at $55 each, drywall at $64, insulation $60, plumbing fittings at $23, tile was $100, $60 in door knobs, I payed my employees for cleaning all 4 units out, painting 1 apartment and half other, tearing out paneling and insulation, re install new insulation and hang and finish drywall, install 2 shutoff valves and install scald proof valve.

We've really updated/remodeled and made our current home awesome and in move-in ready condition (new carpets, paint, fireplace, remodeled kitchen, remodeled bathrooms, custom tile, etc...).

They seem to look at the house as a whole rather than any particular finish, for example, granite counter tops won't distract them from seeing all the poorly installed tiling and paint sloped on windows.

This pattern continued in the good tenants wanted to stay and move into the new units and the others left, either by eviction or on their own accord.

I plan on doing most of my own rehabbing as I Do tile and remodel bathrooms and kitchens on the daily and have my own crew.
