I am looking to start my REI career soon and want to hear from some of the rehabbers in the city of Chicago who are doing it well!

There is only one situation that I can think of where I would even consider a tankless and that is where the current water heater location is no longer suitable (i.e. you need the space, or there is some safety concern).  

I have set my eyes on starting my career in Los Angeles, but I haven't fully committed for fear that the potential of a newbie getting washed out in a market as big and as fast-paced as LA.

I'm 36 years old and just changed my career to real estate.  

And with a meager 8% cap rate, it’s just not worth it at this point in your career.

The more money you throw in other peoples deals the more passive your investing career will be. 

Do you have any other information (books, podcasts, ect.) that has stuck out to you over your career that would allow me to better analyze these deals as I do my due diligence?
