I would recommend reaching out to local property managers who specialize in Section 8 Rentals to get a better sense of what timelines are looking like for section 8.

It goes without saying that you should get the lease agreements as soon as possible so that you can have some transparency into the number of occupants, the rent, any agreements, utilities paid/not paid by the tenant, parking, storage, responsibilities like lawn/snow, expiration dates, special clauses, etc. 

I recently put my Pensacola house up for rent on Zillow, and I received an email from a company that specializes in temporarily relocating families displaced by damages to their home.

Like others said - you get a homestead exemption (if you do the work to file it), you get special financing (FHA, low money down), your insurance can be better...

@Holly RossI recommend finding an accountant who specializes in real estate taxation, tax planning and financial planning.

The food can be dust, soap scum, etc.Use a bleach solution or a special mold cleaner to remove the mold.

It is very common that they will subcontract out some of the more specialized work. 

You should schedule a call with all 4 and learn what they specialize in, the markets and how they operate.  

Find a good insurance person that specializes in what you're looking to do and have them look at deals before you buy them, it's a crap shoot right now. 40% isn't too crazy for the exp ratio without mortgage or replacement reserves, I definitely wouldn't go below that.

You could probably just do the search yourself (Google etc), however skip tracing companies specialize in this and you're really paying for the expertise and YOUR TIME.
