It's hard to stand out.There are some owner-occupied segments with people who share motivating factors for selling their home.Seniors with Long-time Ownership: often ready to downsize or transition to assistance.Homeowners with Low Financial Stability Scores (FSS): Struggling financially and likely ready to cash in on their asset.Both these categories have additional advantages in that they probably don’t haven’t been updated and may have deferred maintenance.

Has the community here A/B tested and studied what psychologically works better for different seller segments? 

Small towns may rely too much on a single business or market segment.

I know travelling nurses are one of the traditional customer segments within the 30 day rental market, but I'm guessing they probably wouldn't be my target in any of the places I'm looking.  

What segment of RE are you involved in?

I would guess that low-end segment in your market is probably dominated by owner-occupant non-investors.Consider that brick wall a friend, because many people walk around it and end up losing money.
