Starting Out Owner Occupied Investment, CT

Hello,

I am a recent college grad with no loan debt and a new job in Stratford CT. I am currently renting but looking to move to an owner occupied investment property. I’ve been reading a lot about finding an ideal location and good deal. I would like to stay within 45 minutes of Stratford. Since this is a sellers markets, prices of houses are at highs, with the addition of people moving out of nyc to nearby areas because of the pandemic, I was wondering if anyone who knows the area thinks it’s still possible to find a good deal that will allow for the incoming rent to pay for the mortgage and expenses?

Additionally, I would be interested in seeing what anyone in the area thinks about good locations. Stamford and Norwalk seem like good markets but the houses I find are overpriced and sell very quickly. I see a lot of people talking about Bridgeport but I am concerned with crime and the ability to find and maintain tenants. I am also interested New haven but don’t know much about the area. Any advise would be greatly appreciated!!!
