Most of the time, they are seeking to rely on exemptions Section 506(b) or Section 506(c) to avoid having to register their offering with the SEC.

They could pass a new resolution not to allow rentals, or no pets in rentals, or no section 8 in rentals, or raise the HOA dues insanely high for a year until you sell it to fund better reserves for themselves at your expense. 

I have done a good amount of research on section 8, and was wondering if people would recommend that.

In general, a 23-year old new investor would be unwise to try out-of-state Section 8 rentals.

I'm weighing the options between renting to a Section 8 tenant or a traditional renter.My goal is to rent the property for $1,100 to $1,200 per month.
