The only time you need to worry about a refinance or a "Change" in occupancy is if the loan is an FHA, VA, DPA (Down payment assistance) program, Fannie/Freddie Home style that you have lived in less than 12 months.

There are a large variety of fix n flip programs that can be accessed if you have the right deal. 

I need to the point program that will actually get me started after few hours of research/learning...I'm not looking for few months of learning.  

Check in with him on the mortgage side first, there are a lot of creative income programs currently, including a P&L statement for entrepreneurs which could require less down..Good luck!
