Do the sellers have their package together for the bank?

I sold a package of 15 this week in an LLC and I am buying one on Tuesday in an LLC and the county will have know Idea of the purchase price. 

There are 9 Mobile Homes which are mostly 1990s, and only 4 are currently rented for a total of $2650/mo, 3 vacant,the remaining 2 need to be repaired, and the last pad is vacant. 3.4 Acres, city water (master meter), septic tank, and individual electric.The deal financing was $200k, $30k down, 6% interest, for 10 years.I know the unofficial formula is lot rent x # of units x 12 x .6(owner pays utilities) or .7(tenant pays utilities) x10 (CAP). then you add in the wholesale price of the mobile homes to get to your priceWe are planning on renting the land and home as a package deal.

I am currently looking for a property and I've notice a huge price difference between buying a nice duplex and purchasing a 3-4 unit property.I did some research and found 'packages' from local lowes/Home Depot ect where I can build a garage with an apartment upstairs for about $20,000..

Regarding The two duplexes(Package Deal) the owner was in the arrears for more than what I was purchasing the property for (89K).

Any CMS or other type of web design will still have to be hosted somewhere.Often, website hosting companies also offer website building services, but understand that they are different things... those packages are often ridiculously priced (yes GoDaddy, I'm talking to you).

The containers are smaller and from what I had read and the discussions I have had, it will cost at least 10K more than that for the same amenities in a much smaller package.

A high-end appliance package can cost you between $25-35k.  

I'm in the process of building a joint venture credibility package and going after JV opportunities however need some advice on where to start.We've had a busy 3 months securing 5 properties which has tapped my partner and I on approvals.I'm a big proponent on the old adage that each party must bring something to the table.
