There are also rental assistance programs that Denver has setup during covid that tenants can utilize, so there are options should these existing tenants have difficulty paying.I ran into this predicament with my existing rental property back in June when I was looking for a new tenant.

Benefit: It lowers the barrier of entry as a security deposit is no longer required and so enlarges the tenant pool.Drawback: There is a moral hazard here as the tenants care less about leaving the unit in good shape to get there deposit back.It is just a financial product and if it is priced right is should not result in the operator losing money.
