Help with Denver Duplex Purchase

Hey guys - I need your advice.

I'm looking to purchase my first duplex in Denver that would cash flow ~$800/month. However both units have tenants, one with a lease ending Jan 2021, and the other Dec 2021. They are both nail technicians so I'm unsure how stable their jobs will be with the covid situation. The seller is not willing to amend the lease or do cash for keys.

Otherwise the property is in a great location and cash flows well, the biggest risk is carrying on these tenants for about a year. What do you guys think? Appreciate your advice!

I wouldn't be too concerned about the situation with the current tenants as renters are easy to find in this area, and evictions are quick if needed. $800/month immediate cashflow on a duplex in Denver sounds hard to believe. Are you sure there isn't something majorly wrong with the property?
