Virtually anyone who's fearless and comfortable with risk, with an extra bedroom or couch and a desire to make a couple extra dollars to offset their cost of living can be a part of the "business".  

For appliances, in my market, black appliances are still going into new homes, so I bought a new black mic on sale for $200, a new black dishwasher @ the Sears clearance outlet for $200, and a used stove and fridge off Craigslist for $250.

As well as my tenant lying to me most of the time she is disabled and in a cast so she is either wheel chaired most of the time or lying on her couch. 

And we generally get our first offer within the first 3.5 showings.I'd rather use the benefits of the property to get an emotional commitment upfront than to use it as a negotiation tool on the back end, as it's not generally needed at that point.That said, sometimes we use the staging furniture as an incentive ("If you give us a full-price offer, we'll throw in the couch and love-seat that you're asking for...").

The 'suite' has a murphy bed and one or two couches.

Wow get paid sitting on the couch and drinking beer watching the game on TV without doing any work now that's the american dream :mrgreen:

I didn't do any of the work myself, besides removal of some of the tenant's leftover couches, mattresses, and chairs.

Carpet is a giant pain but you typically have to replace 100% of it when only 20% of it (wear pattern, 1 foot radius around the couch, etc.) is bad.  

We applied for a 40k loan for our pool while sitting on the couch with our ipad on a Sat night, got a call monday morning from Wells Fargo and we're approved.

I've had hot water tanks stolen on the way out, dead tenants left over (OD & or suicide typically) & even a couch through the 2nd story window.On a side note for everyone else out there.
