@Aramazt Tanashian I'd be cautious as no expert works for free.So, either this person talks a good game, but doesn't know what they are doing, OR they are hiding how they'll make money finding you a property & rehabbing it for them to manage.EXAMPLE: contracting companies make 20-40% markups, so why would this consulting company not charge to handle rehabbing a property for you?

When the game couldn't continue, Sief tried really hard to pretend he was also a victim and allured you to sign all kinds of forms to get himself out of it. 

Avoid the capital gains and use your Shedule E, LLC or business returns to offset passive income with great tax deductions and write offs.A fix and Flip can offer a good way to get some fast cash and deal with taxes in aother manner but again its still not the long game I think works best. 

You have all your chips on the table and you can lose in this game, believe me, I've seen people in spots where it looked like they had a clear 50k in profit coming there way and then things go sideways and you hope to break even.

IF you're in a HCOL area or HCOL region in a normal area, definitely add a bathroom it's a huge appraisal add and game changer. 10-15 years from now when you sell, nobody wants a 3/1 now and won't then. 3/1s stay sticky in any market I'm in, I'll buy distressed and add 1-2 bathrooms and get a huge return on just that. 

I can't tell you how many times when people would contact my agents fresh out of guru school.. and talk a BIG game  we are going to buy 20 30 properties we are building a team blah blah blah.. when in fact most of them borrowed the money for the course and are now trying to do business with smoke and mirrors.. real investors that have money if you lay this out the right way will probably go for it.. and SELLERS I can see that for sure.. but then again in the retail resi space so many people just are clueless and or really have very little liquidity that even sending you 1000 bucks up front could be a risk and stretch for them..
