I can say the hottest areas such as Cambridge, Somerville, and the south end/mission hill areas of boston have been pretty consistent the past few years with some decline in rents just due to the massive levels of rental development going on.

From where I stand, I'm about to jump into a market that isn't the hottest or best, but I'll be much more inclined to visit there once or twice a year and I think that factor will make it a much more successful choice than other markets that were 5-10% more productive on paper, but I will dread visiting.Don't worry too much about picking the perfect market.
